Updated Property Change Status Now In Effect

At the KICA board of directors met on Monday, March 7 (view meeting video), the board made a change to the way that property status and the associated assessments are charged on Kiawah. As of May 1, properties on Kiawah Island are to be deemed “improved” for assessments and votes when the Certificate of Occupancy is issued by the Town of Kiawah Island. Previously, the change was made after permitting for residential properties and after “substantial completion” for commercial.

Most members were not impacted by this change, as it only occurs when a structure is under construction. However, if your property was affected, you may have received an email from the association regarding your account balance. KICA assesses “improved” and “unimproved” properties differently, so the status has financial implications for annual and special assessments. You can view how this change has impacted your account balance by logging in to the member portal here. Members who were affected will also receive a letter and statement detailing these impacts.
