The KICA/TOKI ARB Work Group Shares a Draft Plan to Transition Architectural Review Authority to the Community Association

In 2023, the Kiawah Island Community Association (KICA) and Town of Kiawah Island (TOKI) formed a work group to assess the island’s architectural control and outline a plan to transition responsibilities to the community association.

The group provided two initial reports to the community last year. Their new Draft Phase 3 Report outlines a transition of current ARB authority, responsibilities, governance and processes to a new Design Review Group within the Kiawah Island Community Association.

The draft report has been thoughtfully developed with input from the current Architectural Review Board. Now the work group is seeking input from community members on the outlined transition plans.

The work group anticipates finalizing the report with member input in early 2025, and pursuing conversations with the developer, who currently oversees architectural control, to negotiate a definitive agreement for a formal transition.

A key component of this plan is the membership vote on five KICA Covenant amendments that will take place with the annual board of directors election from Jan. 13-Feb. 13, 2025. One of the recommended amendments authorizes KICA to exercise the island’s architectural review function. The work group and the KICA board encourage all members to commit to voting on this, and the other four vital covenant amendments, in the new year. More information on the amendments and the voting process will be shared in the coming weeks.
