Annual Member Assessments Billed Monday, Jan. 6

The Kiawah Island Community Association (KICA) assesses members annually to help fund the maintenance of Kiawah’s common property and infrastructure, KICA facilities and amenities, and provide community services, like security and recreation. The annual assessment billing occurred on Monday, Jan. 6 with payment due on Saturday, Feb. 8.

Most residential members will see three charges: the General Assessment, the Reserve Assessment, and the Amenity Assessment. Annual assessment rates vary depending on the property owned: a residence is an “improved property” and a lot is an “unimproved property.” For 2025, the three main assessment charges total $3,057 for an improved property (residence) and $1,528.50 for an unimproved property (lot). Some members in certain locations pay additional segment assessments, like those who live behind the Vanderhorst gate, and those in the Preserve or Ocean Park neighborhoods. 

The assessment statement is billed to the primary contact of each managing household. Notices will be emailed by Wednesday, Jan. 8, unless members have asserted (in their member account or by contacting member services) their preference to receive a mailed statement.

The 2025 assessment rates were approved Dec. 9, 2024 by the KICA Board of Directors.

Notes on Payments

• If you are selling your home and your closing has been scheduled for January 2025, DO NOT PAY. The assessment payment will be collected at closing. If you are unsure, call KICA at 843-768-9194 or confirm with your closing attorney.  The collection of these fees at closing will be on the settlement statement.
• KICA has a daily transaction limit. Payments will be suspended if the limit is reached. If this occurs, a note will be posted in the payment portal. Check back the following day to make your payment.
